One of the most important ingredients to selling a home is determining the RIGHT price.  The right price goes a long way towards getting the BEST price.  Zillow and other Value determining sites are good tools to give a person an ‘IDEA’ of what the value of their home is, but it falls short of determining the right price to list your house at as it does not take in to consideration a number of factors which can greatly influence the value of your home.  Some vital aspects of your home not taken into consideration are:

·         Specific Neighborhood Characteristics

·         Upgrades

·         Energy Saving Installations

A short cut to determining the value of a home is to list it well below its value to create an ‘auction’ type atmosphere.  In a market where inventory is low and the market is ‘hot’, this may work out fine.  In a more normal market, this may not always be in your best interest.  The risk rests with the seller if this technique yields a lower price than what the house should have sold for.  What does the agent risk in this scenario???

Proper ‘prep’ can go a long way to getting your home to sell fast.  There are several simple and inexpensive things that one can do to prepare their house for sale.  The importance of this is evidenced by the growth of the ‘Staging’ industry in the last several years.
